No.10 Outram Street, West Perth
Renovation of an existing four-level office building plus undercroft parking
Preparation of working drawings
Major modernisation without any changes to the superstructure and the incorporation of lightweigh construction techniques to minimise loads, reduce construction time and reduce access challenges. Setback concession and increased lettable area.
The biggest challenge was to avoid any changes to the primary superstructure in order to minimise costs and construction time, however, provide a design that is a complete modernisation of the building and for all intents and purposes present as a new contemporary building from the street.
The existing structure is also built to the minimum boundary setback requirements therefore another challenge was to provide depth and variation to the elevations without reducing the size of the net lettable floor areas. We introduced solar shading devices, changes in material and created deep window reveals. The elevation then becomes a composition of shapes and forms to produce an elegant and light facade with the help of large glazed windows. We were also able to obtain approval for a setback concession on the northern side boundary as the council considered the design quality outweighed the concession. These design interventions provided the means to create a dynamic elevation and allowed us to increase the net lettable area.
“In a depressed market the existing tired and dated building is finding it difficult to compete. The make-over will breed new life into the building and provide a modern building fully kitted out with all that anyone would want in today's office. So now the building will have an edge over its competitors, attract top rates and provide a higher income with the increased floor area. Its a win for the streetscape, a win for the tenants and a win for the client."
