Luxury multi-levelled home

Taking advantage of a very steep site, addressing restrictive council height requirements and maximising elevated views of the river over the property to the rear.

 

The site is very steep and has in excess of an 8.5m fall from the front of the residential block to the back. We took advantage of this by designing a multi-leveled home that steps down the site with the lower floors partially cutting into the site. This approach reduced excavation, allowed the supporting structure to form part of the lower floor spaces and made use of the steepest part of the site. With levels stepping down the site a stronger connection between the lower floors and the rear orchard garden and adjoining secret Italian style alfresco has also been achieved.

The restrictive height requirements combined with the neighbouring residential property to the rear of the site could have potentially reduced the views of the river. Therefore a clever approach was needed to minimise the profile of the proposed roof in combination with a careful approach to the positioning of the ground and first floor plates and their layouts in order to maximise elevated views of the river above the rear existing property. Part of the solution was to orientate the building at an angle that directs the outlook from the home in the most conducive direction towards the river and city skyline.

 

“The mathematical challenge of addressing the steep slope and restrictive height requirements, but also maximising the views of the river and city skyline over the neighbouring property, and still satisfying the local council was as much of a challenge as the architecture of the home itself. However, the resulting fabulous views on site show that the challenge was met with success ”
